Where laminate makes sense in a Florida home

Laminate is a floating floor built on a wood-fiber core with a printed design layer and a tough clear wear layer on top. That wear layer is the reason people like it: it stands up well to chair legs, dog nails and everyday foot traffic. It works best in bedrooms, living rooms, dining rooms, home offices and hallways, and it is a common choice for rental turnovers where the goal is a clean, durable floor in the dry rooms.

The honest difference between laminate and LVP is water. The core of a laminate plank is wood fiber, and if water gets into the joints and sits, the edges can swell and they do not go back down. Many newer laminates are sold as water-resistant and handle a wiped-up spill fine, but that is not the same as a floor that tolerates standing water. Vinyl plank has a core that does not absorb water, so in kitchens, bathrooms, laundry rooms and homes near the beach, luxury vinyl plank flooring is the better call and we will say so.

Laminate also depends on what is under it. Because the planks lock together and float, a subfloor that is out of flat makes the joints flex, click and eventually separate. On a concrete slab, which is what most Jacksonville homes sit on, the floor also needs a moisture barrier between the slab and the planks. We check both at the measurement and write any needed floor preparation into the estimate. Subfloor Check & Prep

The slab or wood subfloor is checked for flatness, moisture and leftover adhesive before any plank goes down. High and low spots are corrected first.

Plank Installation

Planks are laid with staggered end joints, a consistent expansion gap at every wall and door jambs undercut so the floor slides beneath the trim.

Measure & Advise

Acclimate the Material

Boxes sit in the air-conditioned home for the time the manufacturer specifies so the planks adjust to indoor humidity.

Remove & Prepare

Old flooring comes out, the subfloor is cleaned and flattened, and baseboards are removed or protected.

Underlayment

The moisture barrier and underlayment are rolled out and the seams are taped so the slab is fully covered.

Lay the Floor

Planks are clicked together row by row, keeping the expansion gap and breaking long runs with a transition where the product requires it.

Transitions & Walkthrough

Moldings and trim go on, the floor is cleaned and we walk each room with you before we leave.

Laminate Flooring Questions

It depends on the room. Laminate has a hard, scratch-resistant surface and suits bedrooms and living areas. LVP has a core that does not absorb water, so it is the better choice for kitchens, bathrooms, laundry rooms and any home where wet feet, pets or humidity are part of daily life. Many homeowners here choose LVP throughout for that reason.

We do not recommend laminate in full bathrooms or laundry rooms. Some water-resistant laminates are rated by their manufacturer for kitchens, but a dishwasher or refrigerator leak can still swell the joints. For wet areas we steer customers toward LVP or tile.

Yes. Concrete releases moisture vapor, so laminate over a slab needs a moisture barrier, either as a separate film or built into the underlayment. If the planks come with a pad attached, the manufacturer's instructions decide what else is allowed under them.

Laminate expands and contracts with changes in humidity. A gap at the walls, door frames and other fixed objects gives the floor room to move. Without it the floor can buckle or peak at the joints. The gap is hidden by baseboards, quarter round and transition moldings.
