Installing LVP while the family is still at home
Most St. Johns installs happen in an occupied house. We split the work into zones, usually bedrooms on one day and the main living area on another, so there is always a usable kitchen and a place to sleep. Beds, dressers and the sofa are moved within the house as we go; the estimate lists any furniture we move and any we ask you to clear.
Pets and kids are the reason most families here choose plank over carpet. A waterproof core does not care about a spilled cup or an accident in the hallway, and it does not hold pet hair the way carpet does. A thicker wear layer helps with claws; we bring samples so you can compare them on site.
For a sense of scale, 1,200 sq ft of plank with material and installation is $4,788 at the published price, and taking out the same area of carpet adds $600. Leveling, stairs and trim are added only after we see the house, and the written estimate shows each line.

Playrooms, bonus rooms and bedrooms in St. Johns homes
Bonus rooms over the garage are common in Durbin Crossing, Aberdeen and RiverTown. They sit on a wood subfloor, so we walk them for squeaks and soft spots before quoting; fastening the subfloor first is cheaper than chasing a hollow sound after the plank is down.
Kids' bedrooms are usually the first rooms families want converted. If you are not ready for the whole house, we can start there and keep the same plank in stock for the next phase, with the transition placed where it will be least noticeable later.

Fruit Cove, Julington Creek Plantation and the St. Johns Golf & Country Club area have homes old enough to have had their floors replaced once already, so we check what is under the carpet or the laminate before we price the removal. Durbin Park and the newer RiverTown streets are more often first-time carpet removals.
Either way the plank and the price are the same. What changes is the preparation line, which is why the measurement is done in person and not from a photo.
