Taking out old tile before the plank goes in
Tile removal is the step that decides how a Ponte Vedra LVP job goes. Old tile is broken up and carried out, and then the thinset ridges left on the concrete are ground down so the new floor sits flat. Removal starts at $2.00/sq ft, and the grinding is part of the floor preparation we write into the estimate after we see the slab.
Dust is the homeowner's real worry. We seal off doorways and the HVAC returns in the work area, run the grinding with dust extraction, and clean each day before we leave. Furniture in rooms we are not working in stays covered.
Older Ponte Vedra homes often have tall baseboards that are worth keeping. When tile comes out, the floor height changes, so we either leave the baseboards and finish the gap with shoe molding, or replace them if they were damaged on removal. You see both options on the estimate.

Hard floors in Ponte Vedra condos, villas and townhomes
Condo and villa associations along A1A and around Ponte Vedra Lakes often set rules for hard floors over living space below, usually a minimum sound rating for the underlayment, plus elevator reservations and work hours. Ask your manager for the written requirement before the measurement. We choose an underlayment that meets it and note it on the estimate so the board has what it needs.
Ground-floor units and townhomes on a slab are simpler, but the same building may still need a certificate of insurance or a work notice. We provide what the association asks for.

Installing while you are out of town
Some Ponte Vedra owners are here part of the year. If you will be away, we can measure while you are home, agree the written scope, and do the work with a lockbox or a property manager letting us in. You get photos at the start, during the job and at the walkthrough.
Salt air and sand do not damage vinyl plank, but grit at the back door wears any floor faster. A mat at each exterior door and felt pads on furniture do more to protect a new floor near the beach than any product upgrade.
