Tile, LVP & Bathroom Remodeling in San Marco, Jacksonville

San Marco homes ask different questions of a tile installer or an LVP crew than a newer slab house does. Many were built in the 1920s land boom or the decades right after, and a lot of them sit on raised wood floors instead of a concrete slab. Braga Remodeling measures each room in person and writes the scope before any work starts.

Working in San Marco

A remodeling company for San Marco homeowners

San Marco grew up south of the St. Johns River across from downtown, much of it laid out in the 1920s with Mediterranean Revival, Tudor and Colonial Revival houses, followed by smaller post-war homes on the side streets. That mix means two houses on the same block can have completely different floors under the finish surface.

Older San Marco houses are often built on piers or a crawlspace with wood joists and plank subfloor. That changes the job. Tile on a wood floor needs a stiff enough structure and the right underlayment or uncoupling membrane, or grout lines crack as the floor flexes. We check for bounce and soft spots before recommending tile, and add framing and subfloor repair to the scope when the joists need it.

Original bathrooms are common here: small hex or penny tile floors, wall tile in a thick mortar bed and a cast-iron tub. Some owners want to keep that character, others want a modern walk-in shower. Either way, the old mortar bed usually comes out completely so the new shower can be built over a continuous waterproofing system.

Houses of this age can still have original oak or heart pine floors under carpet or old vinyl. If there is a wood floor worth saving we will tell you before anything is torn out. When owners choose LVP instead, it goes over a flat, sound subfloor, and transitions to the existing tile are planned so the doorway heights work.

Vinyl & LVP

LVP and vinyl plank in San Marco homes

In a San Marco house on a crawlspace, the vinyl plank is the easy part. The work is under it: plank subfloor that may have gaps, nails that have backed out and old patches from past plumbing work. We screw down loose areas, flatten seams and add an underlayment panel when the subfloor surface is too rough for a click-lock floor.

Moisture behaves differently on a raised floor than on a slab. A damp crawlspace can push humidity up into the subfloor, so we look at it before choosing an underlayment and tell you if ventilation or a vapor barrier should be handled first.

Customer-supplied LVP is welcome. We confirm product, quantity and transitions, then quote labor, removal and preparation as separate lines, as explained in the LVP cost guide.

Can LVP go directly over the old wood planks in San Marco?

Sometimes, if the planks are flat, tight and well fastened. Gapped or cupped planks usually need an underlayment panel first so the vinyl does not telegraph the gaps.

FAQ

San Marco remodeling questions

Yes. San Marco is part of our Jacksonville service area, along with nearby Riverside, Avondale, Southside and Mandarin.

Often yes, if the floor is stiff enough. We check joist condition and bounce, then specify the subfloor or membrane the tile needs. If the structure is too flexible for tile, we say so and explain the options, including LVP.

We can install new hex, penny or subway tile in a classic layout over modern waterproofing. We do not restore original tile in place; the old mortar bed is usually removed so the new shower is watertight.
