Three kinds of St. Augustine floor jobs
In World Golf Village, Murabella, Shearwater and Palencia, the job is usually builder carpet coming out of bedrooms and living areas and plank going in over a newer slab. The main questions are flatness and how the plank meets the existing tile in the kitchen and baths.
Near the beach, on Anastasia Island, in Davis Shores and at Vilano Beach, sand is the floor's enemy. Grit tracked in from the beach scratches any surface, so we talk about wear layer thickness and door mats as much as color. Many of these homes and condos are rentals, which favors a mid-tone plank that hides wear between guests.
Older homes closer to downtown can sit on wood framing over a crawlspace instead of a slab. We check the subfloor for soft spots and fastening before quoting, and any repair is written into the estimate. If the house is in the historic district, ask the city whether interior flooring needs any review; we can provide the written scope.

Short-term rentals
Turning over a St. Augustine rental with new floors
For a vacation rental, the calendar matters more than anything. Tell us your blocked dates when you book the measurement, and we schedule the install inside them. We finish with the rooms swept and the furniture back in place so your cleaner can turn the unit.
Waterproof plank also makes damage claims simpler: one damaged plank can usually be replaced without redoing the room, as long as you keep a box of the same product. We leave the leftovers with you for that reason.
Meeting existing tile
Where the plank meets the tile you are keeping
Many owners in Shearwater and World Golf Village keep the tile in the kitchen and baths and replace only the carpet. We plan the transitions at each of those doorways so the heights match, and we place them under the door where possible so they are out of sight.
If you would rather take the kitchen tile out too, removal starts at $2.00/sq ft and the plank can run straight through. We give you both prices so you can decide.
