Working in Arlington
East of the St. Johns River, Arlington's neighborhoods are largely 1950s and 1960s single-story block homes, with later subdivisions further east toward the Intracoastal. Most sit on slab foundations.
Terrazzo is common under the carpet in these houses. It is hard and flat, and it can be kept, polished by a terrazzo specialist or covered. LVP and tile can usually go over sound terrazzo with the right preparation, which saves the cost and dust of removing it.
Older flooring in homes of this age, like 9-by-9 inch tiles and black adhesive, can contain asbestos. We do not disturb suspect material without testing. If a test is positive, a licensed abatement contractor handles it before our work starts, and that is noted in the scope.
Original bathrooms often have colored wall tile in a mortar bed, cast-iron tubs and small footprints. A tub-to-shower conversion or a full tiled shower rebuild over new waterproofing is the most frequent request.
Vinyl & LVP
When carpet comes up in an Arlington ranch, there is often terrazzo underneath. It makes an excellent base for LVP once old adhesive and tack strip damage are cleaned up and any chips are filled.
Where the floor is bare slab, we check flatness and moisture and grind or patch where needed. Those steps are written as separate lines in the estimate.

It is your choice. Restored terrazzo is durable and many people like it. If you prefer a warmer or uniform floor, LVP goes over it without removal.
