Southside is mostly slab-on-grade houses, townhomes and condos built from the 1970s on, and the questions are different from the historic neighborhoods: flatness, slab moisture, and for condos, HOA rules on sound and access. Braga Remodeling handles LVP installation, tile and bathroom remodeling with a written scope.
Working in Southside
Southside covers a large part of Jacksonville around Baymeadows, Deerwood, Tinseltown and the Butler Boulevard corridor. Housing is mostly subdivisions, gated communities, townhomes and a lot of condominiums and apartments, much of it built between the late 1970s and the 2000s.
In single-family homes the floors are concrete slabs. Builder-grade carpet and 12-inch ceramic tile are the usual starting point. Removing glued tile can leave thinset ridges that must be ground flat before LVP or large-format tile, which we include in floor preparation.
Condos and upper-floor units add rules. Many associations require an approved sound-reducing underlayment under hard floors, limit work hours and require a certificate of insurance before work starts. Bring us your association's flooring rules and we will match the product and underlayment to them.
Many builder bathrooms here have a fiberglass tub or a shower pan from the original construction. A tub-to-shower conversion or a new tiled walk-in shower is the most common upgrade we scope on the Southside.
Vinyl & LVP
A Southside slab house is usually a straightforward LVP job once the old floor is out. The variable is what is underneath: carpet tack strips, glued vinyl or ceramic tile with thinset. Each one has a different removal and prep cost, and they are written as separate lines in the estimate.
In condos, the underlayment is not optional. Many associations require a specific sound rating for hard floors above other units. We confirm the rule before ordering so the floor does not have to come up later.
Florida slabs carry moisture, so we follow the manufacturer's moisture and underlayment requirements. The LVP cost guide shows how removal, prep and installation are priced.
Usually the manufacturer requires one over concrete. We check the product's installation instructions and the slab before choosing the underlayment.

Southside bathroom remodels usually replace builder fiberglass units with tiled showers over new waterproofing, or convert an unused tub to a walk-in shower.
Kitchen work here is usually replacing builder tile or vinyl with LVP or porcelain, plus a new backsplash, in kitchens that open to the living area.
LVP replaces carpet and builder tile across Southside slab homes and condos. In condos we match the underlayment to the association's sound requirement.
Large-format porcelain is common on Southside slabs. We grind thinset ridges and check flatness so big tiles sit without lippage.

You receive a written scope covering materials, sequence and the work we are proposing to perform.
Removal, substrate preparation and installation are sequenced to protect the rest of the home.
The work area is cleaned and the finished project is walked with you before closeout.
