Fruit Cove is served on this page. It sits in northwest St. Johns County, along the St. Johns River, just south of Mandarin and the Duval County line. Julington Creek is the same visit, on the creek side of those neighborhoods. Farther south along the river, RiverTown is a master-planned St. Johns County neighborhood. Near the county line, the Durbin Park area is newer housing around a retail center, inland from the Atlantic and outside Jacksonville city limits. Mandarin, on the Duval side of the line, is LVP installation in Mandarin. The beach side of this county is LVP installation in Ponte Vedra Beach.
The floor that changes in Fruit Cove and Julington Creek is usually upstairs. These are often two-story houses. Carpet is still in the bedrooms and the hall, over a wood-framed floor. Tile is already in the baths, and often in the kitchen, on the first floor. The carpet and pad come up, and the tack strip at the bottom of the wall comes out with them. Each bathroom door is then two floors meeting. The written estimate names the reducer at those doors and leaves the bath tile in place. Before the planks lock, that wood floor is checked for squeaks and movement. A first-floor room that is still concrete is a different check: flatness, and whether the slab is dry enough. Flooring removal in Jacksonville is that tear-out. Floor preparation and leveling is in the same estimate when either floor needs it.
RiverTown and the houses around Durbin Park are a different St. Johns County floor. Many of them sit on one concrete slab under an open living area, with builder carpet still in the rooms the owners want to change. A long sight line through those rooms shows every low spot once the carpet is gone, so leveling is decided at the measurement, and the plank direction is chosen before the first box is opened. The air here is river and creek humidity, with the air conditioning running for most of the year. Waterproof luxury vinyl plank can be mopped after a spill. Bathrooms in the older Fruit Cove and Julington Creek subdivisions split along the age of the house. In homes built from the 1980s into the 2000s, a hall bath may still have its original tub, surround and vinyl floor, and a tub-to-shower conversion or a full retile is the usual way to bring it current. Those rooms have had time to develop slow leaks, so the wet walls and the subfloor are inspected once the old finishes are out.
In newer St. Johns County communities, including RiverTown and the housing around Durbin Park, the request is more often the primary bath: a builder-grade shower replaced with a larger tiled one, a double vanity updated, floor tile changed to match the rest of the house. A master bathroom remodel of that kind keeps the plumbing where it is when it can, which keeps the scope and the schedule predictable.
