St. Augustine was founded in 1565 and is known as the nation's oldest city, and the houses in and around its historic district reflect that age. Many are wood-frame homes on raised floors where a bathroom has been redone more than once, each time over the last layer. A bathroom remodel in one of those houses means removing the layers, checking the joists and subfloor around the tub and toilet, and reinforcing the floor before tile or any other hard surface goes down. If the property is in the historic district, ask the city whether your project needs review. We can supply the written scope for it.
The other St. Augustine is the newer one: subdivisions that have spread quickly across St. Johns County, with houses on concrete slabs and builder-grade finishes throughout. Bathroom work there is usually an upgrade, such as a tub-to-shower conversion in the primary bath or a builder fiberglass shower replaced with tile over a full waterproofing system. In either kind of house, coastal humidity makes ventilation and mold-resistant grout part of the plan from the start.

A vinyl plank floor in St. Augustine starts with one question: how old is the house? Around the historic district, wood-frame homes sit on raised floors that have carried several generations of flooring. In the newer parts of St. Johns County, recently built subdivisions sit on concrete slabs with carpet and builder-grade flooring. Luxury vinyl plank installation suits both, and the free in-home measurement is where we find out which preparation your floor needs.
In an older raised-floor home, the subfloor decides the job. Boards loosen, framing sags a little over a long span, and past repairs leave height changes between rooms. A floating plank floor needs a stiff, flat base, so we check for bounce and soft spots, then re-fasten, repair or reinforce the subfloor and add underlayment panels where they are needed. That work is written into the estimate before installation, so it is not a surprise halfway through.
In a newer subdivision the request is usually a whole-home upgrade: carpet out of the bedrooms, builder-grade flooring out of the main rooms, and one continuous plank floor in their place. A new slab is not automatically a flat one, and a long open room shows every dip. Floor preparation and leveling is measured and quoted with the floor, and the plank direction is planned so the pattern runs through doorways without a break.
Coastal humidity is the thread between the two. Waterproof plank does not swell the way laminate or wood can when damp air and wet shoes are part of daily life. It also does not dry a damp slab or crawl space, so moisture is checked along with flatness. Customer-supplied LVP is welcome. Yes, after the subfloor is checked. We look for loose boards, bounce and height changes, then repair or reinforce the floor so the plank has a stiff, flat base. Any subfloor work is listed in the written estimate.
Yes. Whole-home LVP is one of our primary services. We remove the carpet and existing flooring, check the slab for flatness, and install one continuous floor with matching transitions and baseboard work.
Waterproof vinyl plank handles humid air and wet feet well, which is why it is a practical choice near the coast. The base under it still has to be dry enough for the product, so we check moisture and flatness at the house instead of assuming the plank solves it.
