What a Jacksonville LVP installation actually involves
Luxury vinyl plank is the floor Jacksonville homeowners ask for when they want a wood look that can live with humidity, spills, pets and sand tracked in from outside. Sheet vinyl, flexible vinyl plank and rigid-core SPC are related products. They do not all install the same way. The right one depends on the room, the subfloor and whether the house stays air-conditioned.
The plank will follow whatever is underneath it. High spots show through. Low spots flex. During the free in-home visit we check flatness and say whether floor preparation and leveling belongs in the written estimate. Flooring removal — carpet, pad, tack strips, old vinyl or tile — is scoped the same way, before the install date, not discovered halfway through the job.
You approve that written scope before work starts. The people who measure the rooms are the people who install the floor. If you already bought the material, we install customer-supplied LVP after checking the product, the quantity and the transition pieces. Workmanship terms for the job are written into the estimate. Slab & Subfloor
Preparing the slab or subfloor for vinyl plank
Most Jacksonville homes sit on a concrete slab on grade, and most LVP problems we are called to fix start there: planks that click or bounce in one spot, seams that peak, gaps that open at the ends of a room. Vinyl plank is thin and it follows the floor underneath, so the slab or subfloor has to be flat, clean, sound and dry before the first row goes down.
Flatness is checked with a long straightedge across each room, not just by eye. Manufacturers specify a maximum dip or hump over a set distance, and floating click-lock floors are especially sensitive because a low spot lets the locking joint flex every time someone steps on it. High spots and old patch are ground down, and low spots are filled with a cement-based patch or a self-leveling compound. Paint, drywall mud, old adhesive and debris are removed so nothing telegraphs through the plank.
In older Jacksonville homes with a raised wood subfloor, common in parts of Riverside, Avondale, Ortega and San Marco, we check for loose or squeaking panels, soft spots and moisture from the crawlspace. Loose panels are fastened, damaged sections are repaired, and seams are made flush before installation. Details are on floor preparation and leveling.
Moisture
Moisture, humidity and why waterproof does not mean anything goes
Most LVP is waterproof on the surface: a spill or a wet dog will not swell it. The slab underneath is a different story. A slab on grade can pass water vapor up from the soil, and Northeast Florida has sandy ground and a water table that can sit close to the surface in the rainy season. Vapor trapped under a floor can lead to odor, mold on the slab, and adhesive failure on glue-down installs.
That is why the slab is considered at the measurement, and why we follow the manufacturer's requirements for a vapor barrier or an underlayment with a built-in vapor barrier on concrete. Where the conditions call for it, the slab is tested before installation; see concrete moisture testing. Vinyl also expands and contracts with temperature, so homes that are left without air conditioning for long periods, or rooms in direct afternoon sun, need the right product and the expansion gap the manufacturer specifies at every wall.
The Product
Underlayment, thickness, wear layer and rigid core
Two LVP floors can look the same in the box and perform very differently in a house. These are the specifications we look at with you before you buy, or when we review flooring you already purchased. For a side-by-side of related products, see waterproof flooring options and laminate flooring.
Wear layer
The clear top layer that resists scratches and scuffs, measured in mils. A thicker wear layer generally holds up better in high-traffic areas, homes with pets and rentals. It matters more for durability than total plank thickness.
Total thickness
Thicker rigid-core planks bridge minor imperfections a little better and feel more solid underfoot, but no plank replaces proper floor preparation. Thickness also affects door clearances and transition heights.
Rigid core: SPC
Stone-plastic composite. A dense, very stable core that resists denting and temperature movement, and a common choice for Florida slabs and sunny rooms.
Rigid core: WPC
Wood-plastic composite. A slightly softer, quieter, warmer feel underfoot. Better for comfort, a little less dent-resistant than SPC.
Flexible / glue-down LVP
Thinner planks glued to the floor. Very stable in rooms with temperature swings and in commercial-style uses, but they need an exceptionally smooth substrate.
Underlayment
Many rigid-core planks have an attached pad. Adding a second pad can void the warranty or make the locking joints flex. Separate underlayment is used only when the manufacturer allows it, for example for vapor control or condo sound ratings.
Wet Areas
LVP in kitchens, bathrooms and laundry rooms
Vinyl plank is a strong choice for kitchens, laundry rooms and bathroom floors because the surface is waterproof. The weak points are the edges and penetrations. In wet rooms we pay attention to the gap at tubs, showers and toilets, cut planks cleanly around pipes and door jambs, and seal the perimeter where the manufacturer calls for it, so water from a splash or an overflow does not run under the floor.
LVP is a floor, not a shower. Shower floors and walls are tile work with a waterproofing system; see tile installation and bathroom remodeling. Many Jacksonville homes combine both: tile in the wet zone, LVP from the bathroom door through the rest of the house, with a clean transition between them.
Removal & Trim
Removing the old floor, baseboards and transitions
Carpet, pad, tack strips and staples come out quickly. Ceramic tile, glued-down vinyl and old adhesive take longer, make more dust and sometimes reveal slab damage or old patches that need attention. Installing over existing tile is sometimes possible when the tile is flat, sound and well bonded and the grout lines are filled, but it raises the floor height at doors, cabinets and appliances. Floating floors need an expansion gap at every wall, which is hidden by baseboards, shoe molding or quarter round. If the existing baseboards are in good condition and the new floor is not much taller, they can often stay and get new shoe molding. When baseboards come off with the old floor, or are damaged, new baseboards are quoted separately. Shoe molding or quarter round is $2.99/linear ft with material, or $3.99/linear ft painted or floor-matched. At doorways and where LVP meets tile, carpet or a sliding door track, the right transition (T-molding, reducer, end cap or stair nose) keeps the edge protected and the height change easy on bare feet.

We come to the house, measure the rooms, and check the existing floor and subfloor. You get a written estimate before work is scheduled.

Confirm the product
You choose the plank, or we review the LVP you already bought. Quantities, trim and transitions are confirmed in that same estimate.

Remove and prepare
The old floor comes out when removal is in the scope. The subfloor is cleaned and leveled where the measurement showed it needs it.

Install and walk the floor
Planks go down, transitions and trim are finished, the work area is cleaned, and we walk the floor with you.

LVP is the broad name for luxury vinyl plank. SPC is a rigid-core plank with a stone-plastic composite core. It feels firmer and is less likely to telegraph small dips in the subfloor. We recommend one after seeing the floor, not from a chart.
Laminate has a wood-fiber core, so water that sits in the joints can swell the edges. LVP and SPC have a waterproof core, which is why they are the plank we install most in Jacksonville kitchens, bathrooms and whole-home projects. Laminate can still be the right product in dry rooms. We say so when that is the case.
Sometimes. The tile has to be sound, flat and well bonded, and the new floor height still has to clear doors and transitions. If the tile is loose or the height does not work, removal is the better job. We check that during the free visit.

Yes. LVP and SPC planks have a waterproof core, so humidity and surface water do not swell them the way they swell laminate. Water can still get under a floor through an open edge, so the perimeter at the tub, toilet and door is finished with that in mind. Inside a shower, tile is still the right material.
The wear layer on top of the plank is what resists claws, and thicker wear layers resist more. No vinyl plank is scratch-proof, so grit under paws and dragged furniture can still mark it. Tell us about pets at the measurement and we will point you to products with a wear layer suited to them.
Yes. Raised wood floors are common in older neighborhoods such as Riverside, Avondale and San Marco. The subfloor has to be solid, dry and flat first, so loose panels are fastened, damaged sections are replaced and seams or dips are corrected before the plank goes down.
Both are waterproof rigid-core planks. SPC has a dense stone-plastic core, so it is thinner, firmer and more resistant to dents. WPC has a wood-plastic composite core that is thicker and feels softer and quieter underfoot, but it dents more easily under heavy furniture.
Yes. On stairs the plank is not floated. Each tread and riser is cut to fit and fastened down, and the front edge is finished with a stair nose piece that matches the floor. Stairs are measured and listed separately in the written estimate.
A floating floor needs a small expansion gap around the room, and that gap has to be covered. Either the baseboards come off and go back on over the new floor, or they stay and quarter-round or shoe molding covers the gap. We go over both at the measurement and write the choice into the estimate.
Yes. Many condo associations in Jacksonville and at the Beaches set a sound rating for hard floors above another unit, and some require approval before work starts. Ask the association for the written requirement and bring it to the measurement, so the underlayment in the estimate matches it.
Most vinyl plank installed in homes is floating click-lock, which locks plank to plank and sits on the subfloor without adhesive. Glue-down plank is bonded directly to the slab and depends more on how smooth and dry the concrete is. The method follows the product and the manufacturer's instructions, and it is named in the written estimate.
