From popcorn texture to a finished ceiling

Popcorn texture was sprayed on partly because it hid imperfect drywall finishing. Once it comes off, the tape joints, screw heads and old patches underneath are exposed, and a ceiling shows every flaw when light rakes across it. That is why removal is really two jobs: getting the texture off cleanly, then finishing the drywall to the level a flat ceiling needs.

How the texture comes off depends on whether it has been painted. Unpainted popcorn softens with water and scrapes off in sheets. Painted popcorn resists water, so it is often better to skim coat over it or scrape what releases and skim the rest. Stains, cracks and sagging tape get a proper drywall repair before any finish goes on. Because the room is already emptied and masked, it is the ideal time to add interior painting for the walls and trim.

Before disturbing an older ceiling, have the texture tested. Some popcorn texture applied in past decades contained asbestos, and it cannot be identified by looking at it. If your home was built before the mid-1980s, or you do not know when the texture was applied, we recommend having a sample tested by an accredited lab before any scraping or sanding. Braga Remodeling does not perform asbestos testing or abatement. If a test comes back positive, the material has to be handled by a licensed asbestos abatement company, and we can finish, prime and paint the ceiling after their work is complete.

Room Protection

Furniture is moved out or grouped and wrapped. Floors are covered, walls are draped in plastic, and vents, fans and light fixtures are masked before any work starts.

Wet Scrape Removal

The texture is misted in sections, given time to soften and scraped off wet. Wet material falls as clumps onto the plastic instead of floating through the house as dust.

We look at the ceiling, check whether the texture is painted and ask about the age of the home. Older texture should be lab tested before work is scheduled.

Furniture, floors, walls, vents and fixtures are covered and the room is closed off from the rest of the house.

Wet Scrape or Skim Coat

Unpainted texture is wetted and scraped. Painted texture is knocked down and skim coated to a flat surface.
